Older houses hide things.
In a house of a certain age that can mean water damage, rot, termites, or materials nobody wants to find. It can also mean nothing at all.
Either way, we'll tell you at the quote stage which parts nobody can know yet, and what happens to the price if they turn out badly. The aim is no surprises that could reasonably have been explained beforehand.
On a recent bathroom the existing floor turned out to be chipboard with tiles stuck straight down onto it. That was never going to be a sound base, and tiling back over it would only have handed the problem to whoever came next. The whole floor came out and went back properly.
That sort of thing costs time and money nobody could have quoted for. What we can do is tell you at the quote stage which parts nobody can know yet, so when it comes up it's a conversation you were expecting rather than a phone call you were dreading.
A Bathroom Isn't One Trade
It's a plumber, an electrician, a waterproofer and a tiler, all needing to turn up in the right order, plus the carpentry that holds the room together.
Somebody has to run that. On our jobs, that's us.
We hold a Kitchen, Bathroom and Laundry Renovation Contractor Licence, which is a specific licence for this work and not one every carpenter carries. [Licence number]

What it Costs
We're not going to put a number on this page. A bathroom can be a straight swap of fixtures or a room taken back to the studs, and quoting either off a website would be guessing.
What we can tell you is what moves the number:
The size of the room and how much of it is coming out
Whether the layout changes, because moving plumbing costs more than working with where it already is
What's under the floor and behind the walls, which nobody knows until it's open
The fixtures and tiles you pick, which is the part you have most control over
Whether anything needs bringing up to current standards
