When we come and look at the job we'll give you a ballpark on the spot, so you know roughly where you stand before anybody spends time on anything.
If you want to go ahead from there, we put a proper quote together. That one's broken into the different parts of the job rather than one number at the bottom of the page, and it goes into the detail on selections and prices so you can see where your money is actually going.
It sets out what's included, what isn't, and anything we've had to allow for. Where there's something nobody can know until a floor comes up, we say so in writing before you commit.

Where there's something nobody can know until a floor comes up or a wall comes off, we say so in the quote. That way if it does turn up, it's a conversation you were expecting.
Renovations always carry some uncertainty, because nobody can see behind a wall. What we can do is make sure there are no surprises that could reasonably have been explained beforehand.

Older houses hide things. The usual ones are water damage, rot, termite damage, or materials that were normal when the house was built and aren't any more.
We'd rather find it than miss it, because covering it back up only hands the problem to whoever comes next. On a recent bathroom the floor turned out to be chipboard with tiles stuck straight down onto it, so the whole floor came out and went back properly.
When something like that turns up we stop, tell you what we've found, explain the options and what each one costs, and you decide. You'll hear it from us the day we find it, not on the final invoice.

Usually, yes. We work around you as much as the job allows, and we'll tell you upfront about anything that's going to be genuinely disruptive.

Some, briefly. Demolition is demolition.
But drop sheets go down before anything starts, floors get protected, and we keep our tools and materials together rather than spreading them through the house. Every afternoon before we leave we clean and vacuum, including through demolition, which is when it matters most.
At the end we clean properly before handover. On the last bathroom we scrubbed the tiles and grout ourselves so the client could walk into a finished room rather than into a cleaning job.

No. Those are licensed trades and we bring in the right people for them.
What we do is run the job, so they turn up in the right order and you're not the one chasing anybody.

It depends on what you're doing, how big it is and where it sits on the block. Some jobs need it and plenty don't.
We'll tell you which one you're looking at before you spend anything, and if approval is needed, what's involved in getting it.

Yes. Smaller decks, repairs and one or two day jobs fit neatly between the bigger ones, and we'd rather do a good small job than turn someone away.

We hold a contractor's licence and a Kitchen, Bathroom and Laundry Renovation Contractor Licence, which covers the work you'll see on this site.
If something you want needs a builder's licence, we'll tell you straight away rather than taking it on and working it out later.
